Building renovation is “a set of interventions aimed at transforming building organisms through a systematic set of works that can lead to a building organism that is wholly or partially different from the previous one.” Here are the main interventions.

Superbonus 110%

Extended until 30 June 2022 and, only for apartment buildings that have completed at least 60% of the work by June 2022, until 31 December 2022. There are many deductible interventions, for example: roof insulation; deduction for buildings without an APE; elimination of architectural barriers; deduction for IACP; photovoltaic solar systems; deduction for buildings composed of two to four distinctly stacked real estate units, even if owned by a single owner or in co-ownership by several individuals; energy efficiency or anti-seismic interventions. Bonus Furniture

The real news for next year’s furniture bonus is the raising of the expenditure ceiling from 10,000 to 16,000 euros. This includes sofas, armchairs, wardrobes, beds, mattresses, bedside tables, chairs, tables, shelves, bookcases, desks, chests of drawers, lighting and bathroom furniture. In addition to these, there are household appliances capable of saving energy: refrigerators, freezers, washing machines, dryers, dishwashers, ovens, electric heating appliances and electric fans. Transport and installation costs are also included in the deduction.

Bonus Bathroom

This is a hypothesis under consideration at the moment, and it is a financial benefit of one thousand euros for water-saving and water requalification interventions in bathroom. What is included:

  • Sanitary toilets, for the supply and installation of toilets with a maximum flushing volume of 6 litres
  • Taps, with a flow rate of 6 litres of water per minute or less, for the costs of supply and installation
  • Water-saving shower heads and shower columns, with a maximum flow rate of 9 l/min, supply and installation

Bonus Facades

This bonus is also due in 2021. We would like to remind you that the facade bonus allows you to deduct from the gross income tax of individuals – Irpef – 90% of the documented costs relating to building interventions for the restoration or recovery of the facade of buildings located in specific areas, with no maximum spending limits. The deduction is only available for work carried out on the opaque structures of the facade, balconies, ornaments and friezes. Therefore, interventions on the visible external envelope of the building, i.e. on the front, front and main part of the building, as well as on the other sides of the building (entire external perimeter) and, in particular, interventions on the elements of the façade constituting exclusively the vertical opaque structure, are eligible for the façade bonus.


Also extended to 2021 is the ecobonus, a tax deduction from 50% to 65% for energy-saving works on both individual buildings and condominiums. Flooring, windows and fixtures and insulation, installation of solar panels and replacement of winter air conditioning systems are included in the ecobonus, as well as in the case of purchase and installation of solar screens, multimedia devices for remote control of heating, hot water production or air conditioning systems in housing units; purchase and installation of micro cogenerators to replace existing systems, purchase of condensing hot air generators; replacement of winter air conditioning systems with hybrid appliances consisting of a heat pump integrated with a condensing boiler.

Green Bonus

The green bonus, i.e. the IRPEF tax deduction of 36% on expenses for landscaping gardens, terraces and green areas in general, will also apply in 2021. It is a benefit to be divided into ten annual instalments, which must be calculated on a maximum amount of five thousand euros per real estate unit for residential use, including any design and maintenance costs associated with the implementation of the interventions. The green bonus is not available for works carried out on an economic basis, i.e. when the taxpayer personally takes care of the green area. This is because, in order to benefit from the deduction, it is necessary that the intervention for the redevelopment of the green area is comprehensive and also includes the services necessary for its implementation.
